Most business owners have been scrambling to find the perfect office or retail space post-pandemic. Now that everything is returning to normal, we must admit that we need all the help we can get.

Finding the right commercial property in Phoenix can feel like searching for a mirage in the desert, especially with the high prices and competition. But don’t worry—I’ve compiled this list of top commercial real estate agents in the Valley of the Sun.

Let’s find your dream commercial property and say goodbye to those landlord blues!

How much do commercial real estate agents charge in Phoenix?
Commercial real estate agents usually charge 4% to 8% for properties under $1 million. For properties over $10 million, the rates can go down from 1% to 3%. These rates are negotiable based on the property value and the deal’s complexity.

I’ve been through the Phoenix commercial real estate market, and I can confidently say that Lee & Associates is ahead of the competition. They know their stuff when it comes to the Phoenix market.

They were on point with rental rates, vacancy trends, and even upcoming developments that could affect the value of my property. Their local knowledge was super helpful during negotiations.

They have a large team of agents, so ask about their experience with your specific type of property. When I did, they connected me with an agent with a great track record in my sector who also understood the details of my market niche.

The teamwork aspect was a big plus. My agent didn’t work alone and often consulted with other Lee & Associates specialists, which helped us develop some smart negotiation strategies that got me a better deal.

Overall, Lee & Associates is a solid choice for the Phoenix market. Their local knowledge, agent expertise, and team approach can help you in your commercial real estate endeavors.

But just to be safe, do your homework – interview the agents, ask about their experience with your type of property, and establish clear communication expectations.

Pros

  • Professional and dedicated agents

Cons

  • Lack of courtesy in some agents

Patient real estate agent

“Closed a deal with Steve G. recently. What a stand-up professional. He watched for months for the right property for me. He was with me every step of the way during the process. He answers/returns calls late at night. His years of experience were evident in our many discussions. Steve is my guy, and I’m glad I had an opportunity to work with him.”

LevRose has been in business since 1992, which is a good sign. It shows they must be doing something right to have lasted that long.

When I first checked their website, I noticed they don’t highlight individual agent specialties. But after working with them, I realized it’s a team effort. They really know the Phoenix market well, and I used that knowledge to my advantage.

Buying or selling a property can be stressful, but LevRose kept me informed every step of the way. My agent was always available to answer questions, and they adhered to regular business hours, which was important to me.

Since LevRose uses a team approach, finding the right agent for your needs might take some effort. When you reach out, be sure to ask about being matched with an agent who has experience with similar properties.

Their website is basic and does and has few fancy features compared to other brokerages. LevRose might not be the flashiest, but their team approach, negotiation skills, and responsiveness were a big win for me.

If you’re looking for experienced agents who will work hard for you and keep you informed throughout the process, LevRose is worth considering. Remember, be proactive about getting matched with the right agent on their team.

Pros

  • Knowledgeable and responsive agents

Cons

  • There are a few cases of disrespectful agents.

Excellent market expertise

“I had the chance to work with Zach and LevRose to help my company, DeGeorge Plumbing & HVAC, get into a new office to support our growth. Zach had a deep knowledge of the market and was able to discuss how the property stacked up against others. From market knowledge to working through the lease, things were smooth and well-communicated. I’d work with them again on our next expansion and will refer Zach to colleagues looking for space (or looking to rent out theirs).”

– James Whitley, Google Reviews

Clear communication and efficient execution

“It was great working with Zach at LevRose. I didn’t make the job easy, but he handled it well and with patience. He communicated every step of the way and was on top of getting things done quickly. I highly recommend him and his team.”

Keyser has 30 years of experience representing tenants across various industries. This wealth of experience makes them a great choice if you’re looking to lease a property.

With three decades in the tenant game, they’ve encountered every kind of lease twist and turn, providing me with peace of mind knowing they can handle anything the landlord throws our way.

Their website’s free lease review is not just a basic checklist. It uncovered some sneaky clauses I would have missed, such as hidden fees or limitations on renovations.

Keyser was not only professional but also friendly and approachable. They explained everything in terms I could understand and were always quick to respond to my questions.

While Keyser helped refine my search, finding the actual property wasn’t their main service. This might not be ideal if you’re starting from scratch.

Expertise comes at a cost. Their services weren’t outrageous but be prepared for a potential investment compared to going it alone.

Keyser isn’t just about getting you a lease; they’re about getting you a good lease. If you’re looking for someone to fight for your interests and navigate the often murky waters of tenant agreements, they’re worth their weight in gold.

Pros

  • Excellent customer-oriented service

Cons

  • Unreliable communication

Dedicated team

“Keyser Commercial Real Estate is the best choice for all your real estate needs. They go above and beyond to ensure their clients are satisfied. From finding the perfect property to guiding us through the process, Keyser’s team showed unmatched dedication and expertise. Keyser is the only option if you want exceptional service and results. Thank you, Keyser, for making our real estate experience outstanding!”

– Brennen Barrasso, Google Reviews

Strong company culture

“Keyser is a fantastic partner.  I have used them several times during the last five years.  They consistently deliver beyond my expectations.  Their team is professional, timely, knowledgeable, and never pretentious. Johnathon has built a strong team governed by an even stronger culture.  As a business leader, I am inspired by Johnathan and his organization. Anyone who needs a commercial real estate advocate should have Keyser on the top of their mind.”

MBP Realty Services (MBP) boasts two generations of Phoenix residents at the helm. With over 50 years of experience, MBP exuded calm confidence as they knew how to navigate challenges, which came in handy during lease negotiations.

They knew the right questions to ask landlords and could easily navigate the sometimes tricky permitting process. It felt like having a seasoned desert guide by my side.

MBP’s focus on “responsible choices and building long-term relationships” wasn’t just a marketing tagline. They genuinely cared about finding a property that would suit my current needs and grow my business.

They presented options considering future expansion and suggested ways to improve the property’s value over time. They could anticipate landlord counteroffers and advocate for fair and beneficial terms for me in the long run.

While the team was knowledgeable, sometimes, I’d receive updates via email when a phone call might have been more efficient, especially for time-sensitive matters. A more streamlined communication system could improve their responsiveness.

Though they have a wealth of experience, MBP’s online presence felt a tad dated. In today’s digital world, a user-friendly website with property listings and clear contact information would make a big difference.

While MBP had access to many properties, its portfolio might not be as vast as some larger national firms. This could be a drawback if you’re looking for a very specific type of property or location.

MBP Realty Services is worth considering if you’re a business owner seeking a reliable, experienced partner with a long-term perspective. Their local expertise and commitment to building relationships are valuable assets.

Pros

  • Professional agents with integrity
  • “Can do-will do” attitude of agents

Cons

  • Ineffective communication

Efficient lease processing

“I am a commercial real estate broker and had the opportunity to work with Janette Gonzalez on a lease deal for one of my clients.  She was quick to communicate and on top of the process from start to finish.  Great working you, Janette..”

SVN Desert Commercial Advisors have the experience you’d expect from the largest SVN office in Arizona. A big team likely translates to a wider range of expertise and potentially more agents specializing in your property type of interest.

It’s a plus that they cover a variety of property types, including multifamily, retail, and medical. The SVN® brand affiliation also suggests access to a broader network beyond Arizona, which could be helpful if you’re looking at properties outside the state.

However, their website doesn’t offer individual agent profiles, making it hard to gauge their experience and specialties. Ideally, I would have liked to see information about their backgrounds and areas of focus to find the best fit for my needs.

SVN Desert Commercial Advisors is a good option, especially if you’re looking for a larger firm with experience in various property types.

However, the lack of agent profiles is a drawback. I’d recommend calling them directly and asking about their process for matching clients with agents.

Pros

  • Committed to providing top-notch service to clients
  • Strong advocacy for clients

Cons

  • Unresponsive agents leading missed opportunities.

Insightful recommendations

“We recently worked with Eddie Gonzalez on finding a restaurant space in Midtown Phoenix. He was great at listening to our needs and vision and setting expectations. He is well-connected in the area and thinks outside the box. We could not have asked for a better real estate agent. He was communicative, honest, friendly, and a great advocate on our behalf. We would love to work with him again and highly recommend him to anyone.”

– Kid Sister, Google Reviews

Seamless lease processing

“I recently worked with SVN Desert Commercial Advisors to rent a business property. Eddie Gonzalez was my assigned Associate Advisor from SVN. The entire experience, from start to completion, was fabulous and seamless. Eddie was there in every process, was very efficient, and was on top of his game to make things work for us. He even went beyond his responsibilities to organize other things. Appreciate all the work you did for us and would recommend them.”
